First Property Sales in Norwest
The first home sold in Norwest for $2.175 mil has set a precedent for the new suburb.
The luxury 5-bedroom residence at 9 Country Club Circuit was sold after being on the market for 23 days.
The previous record earlier during the year in the area was 10 Fairway Drive which sold for $1.9 mil. At the time the property was still part of Kellyville.

Agent Anmol Singh says while it’s difficult to compare the two properties, she believes the new suburb name made a difference to the final sale figure.
While Norwest has been approved by the Geographical Names Board, the suburb name is so new that it doesn’t appear on property websites such as realestate.com.au yet. The property was instead listed under Bella Vista as both suburbs now, under recent changes, share the same postcode.
“Definitely the fact that this was advertised as 2153 as opposed to Kellyville of 2155 meant the buyer had a different expectation of what to pay for a property of that calibre,” Ms Singh said.

“We really didn’t have an option because the contract of sale clearly showed it to be Norwest 2153.”
The double-storey house overlooks the greens of Castle Hill golf course and was inspected by 63 groups, consisting of people wanting to downsize from a larger home in Bella Vista and families wanting to live close to the Norwest Business Park.
The property, which attracted 8 offers, also features an in-ground gas-heated mineral swimming pool, an alfresco area with outdoor kitchen and built-in speakers in each room.
There are only a small number of freestanding homes in Norwest as the business park makes up most of the area. Although, there are some apartment projects.
North Kellyville has also been approved by the Geographical Names Board and the boundaries of Baulkham Hills and Bella Vista were realigned.
