Historic Rouse Hill Farm to Fetch Over $200 Million
Developers rejoice: a once in a lifetime opportunity has just hit the North-West Sydney property market.
For the first time in 30 years, a 33.5 hectare property in Rouse Hill is for sale, expected to fetch over $200 million.
The site on 285 – 297 Annangrove Road has been used for cattle grazing, but its rural days will soon be behind it. The farm sits in a dream location, between Rouse Hill and Box Hill town centre, within the North-West Sydney growth corridor. It is in a prime area to take advantage of infrastructure already in the pipeline, such as the Metro Northwest railway, which includes a driverless Skytrain l ink between Kellyville and Rouse Hill . All of this is set to transform Rouse Hill into a major employment hub, making this farm a big opportunity for the right investor.
Knight Frank Western Sydney industrial director, James Reeves, says, “the scale of this super lot might be one of the only opportunities in the area for a fully integrated, community orientated development, which in addition to a master-planned residential precinct could include hospitals, universities and associated uses.”

The $200 million price tag may come as a shock to the farm’s first owner, William Bligh. Bligh was the fourth Governor of NSW, and acquired the land in 1806, naming it ‘Copenhagen’. The land was eventually divided and purchased in 1841 by an investor.
Other owners include the Sylvestrine Benedictine Fathers, who acquired it in 1959. Their plans to open a school and monastery were never realised and the property changed hands in the 1980’s. It was later owned by Moran Health Care Group, whose plans to build a hospital on the site also fell through. Hopefully, this bad luck does not befall the next owners.
The farm is one of the largest single lots to be put up for sale in the area and is expected to gain a lot of attention from developers. It is being sold by a private owner. More information about the property can be found on the Commercial Real Estate website.
